Weekly Market Update (26 September 2025)
  1. Australian property sellers (Source: Cotality)
    Australian property sellers saw strong gains in Q2 2025, with 94.8% of resales recording a nominal profit, slightly down from 95.0% in the previous quarter. The median nominal gain reached a record high of $315,000, while the median loss decreased to $42,000, with New South Wales dominating the most profitable markets. Regional markets continued to outperform capital cities in profitability, though the gap is narrowing, with 96.4% of regional resales making a nominal gain. Brisbane emerged as the most profitable capital city, with a 99.7% profit-making rate and the highest median nominal gain of $400,000. Houses outperformed units, with 97.2% of house resales delivering a profit compared to 89.8% of unit sales. The combined value of gains in the quarter was $36.6 billion, while combined losses deepened to $292 million, primarily concentrated in Sydney and Melbourne unit markets.

    Brisbane’s property market is experiencing strong growth, with potential for a significant boom leading up to the 2032 Olympic Games. Key suburbs near Olympic venues like Herston, Kelvin Grove, and Woolloongabba are projected to see property price increases of 10-13.4%. Historical data from previous Olympic host cities like London and Beijing show substantial property value increases during and after the Games. Brisbane’s property market is currently growing at 6.5-7%, potentially narrowing the price gap with Sydney’s market. Investors are advised to look for properties within 5-10 kilometres of Olympic suburbs and consider areas like Ipswich, Logan, and the Gold Coast. The Olympic infrastructure rollout, including a $7.1 billion investment, is expected to drive property growth in South-East Queensland.
